461, 469 AND 491 HIGH STREET

Fairchance Construction complete three separate projects in Morgantown, WV for the SunCap Property Group. 461 High Street was construction of a new three-story multi-purpose building in Morgantown, WV, while the 469 and 491 High Street projects were renovations to existing buildings nearby. The completed 461 High Street building included three street-level commercial spaces and eight apartments on the upper two stories. 469 High Street involved renovating the space into four new apartments, and 491 High Street into eight new apartments.

There were challenges with existing soil conditions and utilities during construction of 461 High Street. We overcame these by working closely with the architect and engineers, local utility companies, as well as our subcontractors. We also had to work closely with tenants of the commercial spaces in 469 and 491 High Street during construction to ensure we did not interfere with their operations as they remained open during construction.

Finishes on the buildings included masonry exterior, ground face block, brick, and storefronts. On the interiors we installed LVT, carpet, aluminum cable railings, and painted gypsum walls. The 469 and 491 High Street projects also involved complete restoration/repair of an existing wood handrail as well as complete repairs of the old decorative cornices at the top of the buildings.
