Our Services

Oak Hill Brackenridge

General Construction

Our team of executives, project managers, and superintendents has a wealth of experience and the ability to handle any project. We have been working as a general contractor for over 100 years and have completed projects in many states on the East Coast and in the Bahamas. We currently hold licenses in Pennsylvania, West Virginia, Ohio, Maryland, Indiana, and North Carolina, and will obtain additional licensure as needed.

Negotiated General Contracting/Cost Plus Fee

We are willing to adopt an “open book” accounting structure on a negotiated basis with owners in order to provide them with greater transparency and control over the costs of their projects. This approach allows owners to feel more comfortable and confident in their investment and the way it is managed.

Design + Build

The design-build method is a way of delivering projects in which a single team – the design-build team – provides both design and construction services under a single contract with the project owner. This allows for a streamlined process from the initial concept to completion, with one entity managing all aspects of the work. The design-build method has been used successfully to deliver a wide range of projects, including office buildings, schools, stadiums, transportation projects, and more, with superior results in locations around the world.

One Contract, One Integrated Team

The design-build method brings together an integrated team from the start of a project, streamlining delivery through a single contract between the owner and the design-build team. This approach simplifies the process and saves both money and time by transforming the relationship between designers and builders into a collaborative alliance. This teamwork and cooperation is a key factor in the success of the design-build method.

Faster Delivery
Collaborative project management means work is completed faster with fewer problems.

Cost Savings
An integrated team is geared toward efficiency and innovation.

Better Quality
Design-builders meet performance needs, not minimum design requirements, often developing innovations to deliver a better project than initially imagined.

Singular Responsibility
One entity is held accountable for cost, schedule and performance.

Decreased Administrative Burden
Owners can focus on the project rather than managing disparate contracts.

Reduced Risk
The design-build team assumes additional risk.

Reduced Litigation Claims
By closing warranty gaps owners virtually eliminate litigation claims.

Lease to Own

At Fairchance Construction, we understand that companies may have limited resources to build a new facility to meet their increasing demands, which can result in a decline in market share within their industry. To help our clients keep their businesses thriving and growing, we offer the option to lease a facility with the option to purchase it. This allows companies to access a new facility that is built to suit their specific needs and budget.

Our team will work efficiently with you to identify available land in your preferred location and present you with options that meet your exact specifications. We will help you make the best decision for your business based on factors such as your building needs, access to highways and rail, utilities, parking, and other considerations that can impact the productivity and profitability of your operation. By partnering with us, you can ensure that your new facility meets your business’s unique requirements and helps to support its growth.

Construction Management

Construction Management – Agency

As the owner’s agent, Fairchance Construction will offer a range of services to oversee and manage the project from start to finish. This includes assisting with the selection of prime contractors and subcontractors, as well as overseeing the final closeout of the project. With over 100 years of experience in agency construction management, Fairchance Construction is well-equipped to handle any project.

Construction Management at Risk

As a company that assumes the risk of completing a project for a fixed price, we are able to offer the owner a certain level of security. This is because we take on greater control over the project and often handle a significant portion of the work ourselves, which allows us to better manage the timeline and budget. This approach allows us to provide the owner with a high level of confidence that the project will be completed successfully and within the agreed-upon parameters.

Pre-Construction

The pre-construction phase is a crucial part of any project, as it helps to define the site variables and important aspects of the project. Careful and comprehensive pre-construction planning can save a great deal of time and money in the long run by ensuring that all necessary details are addressed upfront. By taking the time to properly plan during this phase, you can set your project up for success and minimize the risk of costly delays or budget overruns.

ICF Construction

Insulating concrete forms (ICFs) are a construction method that involves casting concrete walls between two layers of insulation material. This results in strong, energy-efficient walls that are commonly used in low-rise buildings for a variety of purposes, including residential, commercial, and industrial. These walls are usually thicker than those in traditional construction, but they can be finished with traditional materials on both the interior and exterior to give the building a similar appearance.

  • Strength
  • Disaster resistance and safety
  • Mold, rot, mildew, and insect resistance
  • Reduced sound transmission
  • Overall comfort
  • Energy efficiency and resultant cost savings
  • Fast, easy construction
  • Flexibility
  • Ability to meet higher energy code mandates with less complicated construction

Virtual Design + Construction/BIM

Fairchance Construction incorporates BIM modeling into many of our construction projects to reduce risk and increase productivity. This includes using the latest version of Autodesk REVIT for design/build projects and integrating pre-engineered building models created in partnership with Butler Manufacturing. We also encourage our subcontractors to use BIM modeling to avoid interference with other trades when creating shop drawings. This technology helps us to identify issues earlier in the process and create a smoother, more efficient project for our clients. In addition, we use BIM modeling to provide our clients with 3D and 4D renderings of their projects during the early stages of development. This allows them to “walk through” the proposed project and gain a better understanding of the design and details that may be overlooked using traditional methods.

Custom Cabinetry

Custom casework and cabinetry can often be a significant expense for a project, along with other finishes. To help our clients save time and money, Fairchance Construction operates a custom casework and cabinetry shop that allows us to control material and labor costs. By fabricating these items in-house, we can offer competitive pricing and faster turnaround times compared to outsourcing this work to third-party vendors. This can help to keep your project within budget and on schedule.

We routinely build and install the following on our projects:

  • Custom wood casework
  • Custom plastic laminate casework and countertops
  • Solid surface products by top manufacturers like LG and Corian

Green Construction
